How does it work?

When will I get my contract ?

As soon as we have confirmed your tenancy details, checked your documents and co-signer information we will send you our contract. You can see how your application is progressing here. You might want to check your email (and your spam folder just in case) to see if we have already sent you a contact to sign.

Why is it taking so long?

We try to process applicants as fast as we can. In the summer months, we have quite a high volume of applicants which can slow things down a bit. If your case is urgent then call us on +353 (01) 209 1909 and we will do our best to process your application today. To speed things up you can make sure that :

  1. You have uploaded all the right documents
  2. You have filled in the co-signer details completely
  3. Your tenancy details are up to date
  4. You have checked your email to see if we have already sent you a contract to sign
  5. You have alerted your co-signer that they need to sign the contact too.

Can Housing Hand stand as rent guarantor for a group?

A guarantor is required per person. If more than one tenant requires a guarantor, each tenant must apply to Housing Hand separately. In the event that some tenants would like to use Housing Hand and some do not, we can stand for just those that want to, i.e. 3 tenants require a guarantor, 2 use Housing Hand and the third uses their own guarantor.

All tenants can however use the same co signer, as long as the co signer does not live in the same property.

What are Housing Hand’s guarantor details?

When filling in a Guarantor Form, you may be asked to provide the details of your guarantor such as name, email, phone number, date of birth, etc.
We advise our applicants to use the following details:

Date of birth: 19/2/2013 (which is the date of incorporation for the company – if this doesn’t work because the guarantor needs to be over 18 please use 19/2/1980).

I have applied online and received a Provisional Certificate of Eligibility. What is this and what do I do with it?

When you apply online, and if you are eligible for the service, you are emailed a downloadable Provisional Certificate of Eligibility. The certificate will allow you to inform your Accommodation Provider that you have a Rental Guarantor in principal should they require official assurance before showing you any properties. However, please note that you will still need to complete the application process before we become your guarantor. The certificate is just proof that you are eligible to use our service not that we are already acting as your guarantor. We will only sign the Guarantor Deed with your Accommodation Provider once you have completed the full application process with us.

How long does the process take?

It all depends on how fast and how completely you have filled in your application.

Housing Hand can process your application within one day as all parts of the process are completed online and we have a policy to provide an immediate response to each enquiry. In some circumstances, we might experience delays in obtaining the paperwork/documents from your Accommodation Provider. If this is the case, we will always keep you updated and informed.

Please note that we are unable to process your application if you have not completed the full online application, uploaded your documents and made a payment us.

Should I pay the administration fee to my Accommodation Provider prior to completing the Housing Hand Guarantor process?

We recommend that you only pay a deposit or an administration fee after being given a confirmed guarantor deed by us as some agencies or landlords may decline to reimburse any pre-paid fees if a suitable guarantor is not provided.

Some student accommodation, such as halls of residences, require a security deposit to be paid prior to providing a guarantor but often are prepared to reimburse this fee upon request.

Can I pay monthly for the guarantor service?

Yes. If you can’t pay the full guarantor fee upfront, Housing Hand offers a monthly payment option where your fee payment is spread over an 8 month period (only available on tenancies of 8 months or longer). We want to make things easy for you to move in quickly !

How do I pay for the service?

We use the Stripe as our payments processor so that you can pay with a credit or debit card online through our website.

Alternatively, once you have applied online, one of our Housing Officers will call you to take your payment. Payment can be made by telephone by bank or credit card (excluding American Express) or by bank transfer. The contract cannot start until full receipt of cleared funds; a receipt will be emailed immediately upon payment to the applicant or cardholder.

How do I sign the online contract?

After you have applied for the service, you will be sent a contract to sign which sets out the Terms and Conditions of your Guarantor Agreement with us. This is sent to you by email and can be signed online. Instructions on how to sign the Guarantor Agreement will be sent to you in an email. The process is quick and simple.

Please note that you will receive the Guarantor Agreement to sign before it is forwarded to your co-signer for their signature. We recommend that you contact your co-signer after you have signed the Agreement to inform them that it has been sent to them and to explain that they need to sign it online.

We also recommend that you and your co-signer sign the Agreement as soon as possible to avoid any delays with your application. If you have any problems please call our office on +353 (01) 209 1909.

What happens if I move out and end my Tenancy Agreement early?

You are required to provide evidence that your Accommodation Provider has confirmed that you have been released from the Tenancy and there is no outstanding debt at the property. Otherwise you are still liable for all outstanding rent to the end of your Tenancy Agreement.

If you are on a monthly payment plan with Housing Hand you are still liable for the Guarantor service fee even if you have moved out early.

Can my guarantor back out?

No. Once the AST and the Guarantor Deed have been signed we are legally bound for the fixed term of the tenancy. The only time in which it would be possible to back out of a guarantor agreement would be if the Guarantor Deed has not be seen signed yet.

Provisional Eligibility Certificate
If your application is successful, you will receive a Provisional Certificate showing that you are eligible for our service. This is to help you in your property search by showing that you will be able to get an Irish Guarantor when the time comes. Please note that this is only a provisional certificate and so its only the first step in the process.  Once your property details are confirmed you will need to go online and finish the application to sign a formal contract with us.

Contract signed
Once you have completed the application process in full, we will check your tenancy details with the accommodation provider and your supporting documents. If all is in order, then we will send you a contract to sign. Once you and your co-signer have signed this, we will sign a guarantor deed with the accommodation provider and you are all set to move in.
